Deborah Ballins Schwarz graduated from Loyola Law School in 1978 and was a member of the Law Review. She was admitted to practice in 1978. Her practice is now focused on advice to our clients concerning wills and trusts and powers of attorney for asset management and advance health care directives. Because of her extensive litigation background, she also handles contested Conservatorship and Trust litigation matters. Her practice also emphasizes advice relating to eligibility, asset preservation and recovery claim issues for Medi-Cal matters.

Mrs. Schwarz has handled a broad range of real estate and commercial litigation in State Courts. She has extensive experience in foreclosures, loan modifications and restructuring and receiverships.

She regularly appears in Bankruptcy Court proceedings, seeking relief from the automatic stay, validation of post-petition real estate transfers and denials of discharge. She serves as a volunteer arbitrator for the Alhambra Municipal Court. She is a member of the National Academy of Elder Law Attorneys. Mrs. Schwarz's clients include financial institutions, lenders, real estate trustees and title insurance companies.
